We have a pair of existing sumps with two check valves merging into a single outlet pipe. I replaced the main sump a couple years ago (proactive, but getting older) and have noticed we are not getting the run time out of the backup pump when the power is out that we require. I have two deep cycle batteries (only one connected at a time) and each one drains in 4-6hrs. Since one of the batteries has only seen light use and is less than 3 years old. I'm assuming the problem is an aging pump because my neighbour gets 5+ days on a single charge from a similarly spec'd battery. I'm interested in the following changes: - Replacement of the backup pump and BMS - Adding stop valves above the check valves to simplify maintenance

We have owned this home for 11 years. 3/4 of the basement is finished with raised subfloor. When there is heavy rain we have water pooling in the unfinished furnace room where there is a drain. It appears to be coming up from the drain and from a 'money safe' cavity that the former owner installed in the floor. We don't use this safe. There is often water pooled on the safe even when rest of floor is dry. We have ignored this for years. We don't plan to sell the house for many years however I want to resolve this situation now so that there are no 'issues' when we go to sell. If possible I would like the work quoted ASAP and the actual work done this fall if possible. If that is not possible then we would look at spring. I am retired and can meet anytime 24/7. Thanks!!
